Application Credit Policy

How credits are issued after a denial, how to use them, and what the limits are.

What Are Application Credits?

Application credits are a goodwill protection offered by Choice Properties. When your application is not approved after you have paid the application fee and completed all required steps, you automatically receive credits that can be applied toward the application fee on a future application — so a single denial doesn't prevent you from quickly applying for another available property.

How Credits Are Issued

  • Credits are issued automatically when an application is marked as Not Selected (denied)
  • You receive 2 credits each time a paid application is denied
  • Credits are tied to the email address used on the original application
  • You may have a maximum of 2 active credits at any time — if you already have 2 active credits when a new denial occurs, no additional credits are issued until your current credits are used or expire

Credit Validity

  • Credits expire 45 days from the date of issuance
  • Expired credits cannot be reinstated or extended
  • Credits have no cash value and cannot be redeemed for a refund

How to Use Credits

When you start a new application, our system automatically checks whether valid credits are associated with your email address. If valid credits exist:

  • The application fee is fully waived for your next application, regardless of the fee amount set for that listing
  • Your credit balance is reduced by 1 per application submitted
  • You will see a notice: "You have [X] application credit(s) — your application fee is covered"

If no valid credits exist, the standard fee is required before submission.

Conditions for Credit Eligibility

Credits are only issued when:

  • The application was fully completed (all required steps)
  • The application fee was paid
  • The application was submitted and received by the system
  • The application was formally denied (Not Selected) by the landlord or platform

Credits are NOT issued for:

  • Applications that were withdrawn (by you or the platform) before a decision was made
  • Incomplete or abandoned applications
  • Applications that were not paid

Abuse Prevention

The credit system is intended to protect genuine applicants from financial loss when denied. Misuse of the system — including submitting applications with no genuine intent in order to accumulate credits — violates the Terms of Service and may result in account suspension and forfeiture of all credits.

Credits are:

  • Non-transferable (tied to your email only)
  • Not combinable (one credit covers one application fee, regardless of fee amount)
  • Not stackable beyond 2 active credits at any time

Disputes

If you believe credits were not issued after a denial, contact Choice Properties at support@choiceproperties.com with your Application ID.
