Only the last 4 digits of your Social Security Number are stored in our system. The full SSN is used solely for identity verification at the time of application and is never written to any database or document.
Listing Platform: Data is stored in Supabase (PostgreSQL), hosted on Supabase's infrastructure with row-level security enforced on all tables.
Application System: Data is stored in Google Sheets, managed by Google Apps Script deployed on Google's infrastructure.
Property photos: Stored on ImageKit.io's content delivery network.
We retain application data for 24 months following the conclusion of an application (approved, denied, or withdrawn). You may request deletion of your data by contacting us at support@choiceproperties.com.
We employ reasonable technical safeguards including encrypted transmission (HTTPS), database-level security policies, and access controls. No system is 100% secure. If you suspect unauthorized access to your information, contact us immediately.

Our services are not directed to individuals under 18. We do not knowingly collect information from anyone under 18.
We may update this Privacy Policy from time to time. When we do, we will update the "Last Updated" date above. Continued use of the platform after changes are posted constitutes acceptance of the revised policy.
This website uses cookies only where technically necessary. Our hosting infrastructure (Cloudflare) may set security and performance cookies to protect the site from abuse and ensure reliable delivery. These are not advertising or tracking cookies and do not identify you personally.
We do not use third-party advertising cookies, retargeting pixels, or analytics that track you across other websites. If you disable cookies in your browser, core site functionality will continue to work normally.
If you are a California resident, you have rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect, the right to delete your information, the right to opt out of the sale of your information (we do not sell personal information), and the right to non-discrimination for exercising these rights.
Residents of Colorado, Virginia, Connecticut, and other states with comprehensive privacy laws have similar rights. To exercise any of these rights, contact us at support@choiceproperties.com with your name, state of residence, and a description of your request. We will respond within 45 days.
In the event of a data breach that affects your personal information, we will notify affected users in accordance with applicable state and federal law. Notification will be sent to the email address associated with your account or application as promptly as reasonably possible. We will also take immediate steps to contain the breach, assess the scope, and work with our infrastructure providers (Supabase, Google) to remediate the issue.
Property photos are stored on ImageKit.io's content delivery network. When a landlord removes a listing or their account is closed, associated photos are removed from our active storage. Cached copies on CDN edge nodes may persist briefly as part of normal CDN operation before expiring. We do not use property photos for any purpose other than displaying the listing.
By providing your contact information and using the platform, you consent to receive emails, text messages (SMS), and application updates from Choice Properties. These messages cover payment coordination, application status, lease processing, and administrative notices.
SMS specifics. By providing your mobile number on an application, you expressly consent to receive transactional SMS messages from Choice Properties. Consent to SMS is not a condition of any purchase. Message frequency varies. Message and data rates may apply. Reply HELP for help. Reply STOP at any time to opt out of SMS; opting out of SMS does not remove you from email communications required to process your application. Mobile numbers and SMS opt-in status are stored only for the purpose of operating the platform and are not shared with third-party marketers.
