Landlord & Agent Platform Agreement

Overview

By registering a landlord or agent account on Choice Properties, you agree to the following terms in addition to the general Terms of Service. Registration is instant — your account is active immediately upon completion. Choice Properties reserves the right to suspend or remove any account found to be in violation of these terms at any time, including after activation.

1. Your Responsibilities

You are solely responsible for:

• The accuracy, currency, and completeness of all listing information you post
• Ensuring your listed properties are legally available for rent
• Setting a fair and lawful application fee for each listing
• Responding to inquiries and applications in a timely manner
• Updating listing status promptly (e.g., marking a unit as Rented when it is no longer available)
• Complying with all applicable federal, state, and local landlord-tenant laws

2. Fair Housing Compliance

You certify that you will comply with the Fair Housing Act and all applicable state and local fair housing laws. You will not reject applicants based on any protected class. Any listing found to contain discriminatory language will be removed immediately.

3. Listing Attestation

By publishing a listing on Choice Properties, you attest that:

• All information in the listing is accurate and truthful to the best of your knowledge
• The property is legally available for rent at the listed price and availability date
• You have the legal authority to rent the property (as owner, authorized agent, or property manager)
• You agree to comply with Choice Properties platform policies

4. Application Fee

The application fee you set for your listing is your responsibility to collect and administer. Choice Properties facilitates the application and payment process. You agree to set fees that are reasonable and disclosed clearly to applicants before they apply.

5. Tenant Selection

You retain the sole right to select or reject any applicant, subject to all applicable fair housing and anti-discrimination laws. Choice Properties does not participate in or influence your selection decisions.

6. Platform Enforcement

Choice Properties reserves the right to:

• Remove any listing that violates platform policies, contains inaccurate information, or is reported by users
• Suspend or terminate any landlord account for repeated policy violations, fair housing violations, or fraudulent activity
• Cooperate with law enforcement and regulatory agencies in the event of reported violations

7. Indemnification

You agree to indemnify and hold harmless Choice Properties from any claims, damages, or losses arising from your listing, your tenant selection decisions, or your violation of any applicable law.
